1st month rent, Security Deposit, and application fee must be paid by money order only.
I understand that my application is subject to the approval of the property owner, plus I must paid the security deposit in full to hold the property for me. Once my application is approval, I have 48 hours to sign a lease.
I hereby authorize Landlord to verify the information given by making inquiries through criminal background reporting agencies, credit bureaus, employers, property owners and other references supplied on my application. Occupancy is contingent upon Landlord’s verification of the information given, receipt, and approval by Landlord of a Colorado Criminal Investigation Report evidencing that the applicant has not been convicted of any crime. For this purpose, a crime shall mean conviction of a Felony. I understand this completely. In the event that I occupy the unit prior to Landlord’s verification of the above information and Landlord’s receipt of the criminal investigation report, I agree to immediately vacate the property if the above information cannot be verified or if the criminal investigation report establishes that I have been convicted of a felony. Failure by me to immediately vacate under such circumstances shall be considered a default under the lease.
I hereby apply to lease the above described premises far the term and upon the conditions act forth above. I understand that if I am found not qualified to rent the property applied for, my security deposit will be refunded. I further understand that if I am found to be qualified to rent the property applied for and decline to execute a written lease or to accept possession of the premises, my security deposit will be forfeited as liquidated damages. I understand that the application fee is non-refundable.
