RENTAL APPLICATION PROCESSING:

Required items from all applicants: a)      A copy of photo ID of all occupants 18 years of age or older. b)      Past two months pay stubs from all employers. c)        Military personnel the most recent LES. d)       For self-employed, copy of business license, and most recent 6 months business bank statements. e)       Applications completely filled out including all addresses with zip codes and phone numbers with area code. f)         All occupant 18 years of age or older must submitted a application

All applicants must past a: Credit check Criminal background check Any criminal activity is cause for denial, depending on the severity Rental history check Job history check       All applicants must understand: a)       Application fee is non-refundable b)       1st month rent, Security Deposit, and application fee must be paid by money order only. c)       Must pay the 1st month rent, Security Deposit, and application fee in full before Genser Property Management LLC will hold the property for the applicant. d)       If Applicant found not qualified to rent the property applied for, the security deposit will be refunded to the applicant. e)       If applicant found to be qualified to rent the property applied for and decline to execute a written lease or to accept possession of the premises; applicant security deposit will be forfeited as liquidated damages. f)        Genser Property Management LLC is the owner agent and applicant is a customer. g)       Megan’s Law: If the presence of a registered sex offender is a matter of concern to applicant, applicant understands that applicant must contact local law enforcement officials regarding obtaining such information. h)       Notification: E-mail is the standard method of notification concerning the rental application. i)         There is a $40.00 application processing fee. j)         Lease will be execute on the move-in date         All applicants must authorize Genser Property Management to verify the information on the RENTAL APPLICATION a)      given by making inquiries through criminal background reporting agencies, credit bureaus, employers, property owners and other references supplied on application. b)      Occupancy is contingent upon Landlord’s verification of the information given, receipt, and approval by Landlord of a Colorado Criminal Investigation Report evidencing that the applicant has not been convicted of any crime. c)       For this purpose, a crime shall mean conviction of a Felony. Applicant understands this completely.
