Applicant understands: 1st month rent, Security Deposit, and application fee must be paid by money order only. Must pay the 1st month rent, Security Deposit, and application fee in full before Genser Property Management LLC will hold the property for the applicant. |

Monies will be applied in the following manner if applicable: 1.) Application fee 2.) Security Deposit, 3.) Miscellaneous balances, 4.) Rent.

Applicant hereby authorize Landlord to verify the information given by making inquiries through criminal background reporting agencies, credit bureaus, employers, property owners and other references supplied on my application. Occupancy is contingent upon Landlord’s verification of the information given, receipt, and approval by Landlord of a Colorado Criminal Investigation Report evidencing that the applicant has not been convicted of any crime. For this purpose, a crime shall mean conviction of a Felony. Applicant understands this completely. In the event that Applicant occupy the unit prior to Landlord’s verification on the rental application and Landlord’s receipt of the criminal investigation report, Applicant agree to immediately vacate the property if rental application information cannot be verified or if the criminal investigation report establishes that Applicant have been convicted of a felony. Failure by Applicant to immediately vacate under such circumstances shall be considered a default under the lease.
